The problem
Go search "mortgage calculator" right now and try using the top results. Within hours, your phone will ring with lender calls you never asked for. Your inbox will fill with rate quotes from companies you have never heard of. That is not a bug in the system. It is the business model.
Sites like Bankrate.com exist to collect your personal information and sell it to mortgage lenders. Their calculators are the bait. Bank calculators from Chase, Wells Fargo, and others are biased toward their own products. And the generic alternatives lack any educational context, leaving first-time buyers with numbers they do not know how to interpret.
Meanwhile, millions of millennials and Gen-Z adults are trying to educate themselves about the biggest financial decision of their lives. They are searching "What is PMI?" and "How much mortgage can I afford?" They are not ready to talk to a lender. They just want honest information.
Our approach
HomeBuyerCalc is built on a simple principle: education first, always. Every calculator on this site shows you the full picture and explains what the numbers mean. We break down your monthly payment into principal, interest, taxes, insurance, and PMI. We explain debt-to-income ratios. We tell you what closing costs to expect and which ones are negotiable.
We built state-by-state guides because property taxes in New Jersey are over 2.2% while Hawaii is under 0.3%. Insurance costs in Florida can exceed $4,000 per year while Oregon averages under $800. These differences are enormous, and most calculators ignore them entirely.
Why we do not collect leads
We will never ask for your phone number, email address, or any personal information in exchange for using our calculators. Here is why:
- Your data is valuable, and we are not entitled to it. Using a calculator should not cost you your privacy.
- Lead generation creates bias. When a site earns money by sending your information to lenders, the incentive is to push you toward borrowing, not to give you an honest assessment.
- Spam calls are harassment. Reports of 10 or more lender calls within hours of using a "free" calculator are common. That is not a service. It is a trap.
- Education and sales do not mix. You cannot teach someone about mortgages while simultaneously trying to sell them one.
